The single most useful thing you can know about your stucco is that it is a reservoir cladding. During a storm it absorbs water into its surface, holds it, and then releases it back to the air as the wall dries. That is not a failure mode. It is how the material has always worked, and it is why stucco can be dense, hard, and porous at the same time. Expecting it to shed water like a sealed membrane sets you up to misread everything the wall does afterward.

This is why sealing the face of a stucco wall so often backfires. A coating that stops water from getting into the surface also stops the water already in the assembly from getting out, and something always gets in eventually at an opening, a penetration, or a crack. Trapped water in a wall that cannot dry is the condition that destroys stucco and rots sheathing. Letting the wall absorb and release, while controlling water at the details, is the design that actually works.

The layer you cannot see is doing the waterproofing

Behind the coats, over the sheathing, is a weather-resistant barrier, and that is the layer keeping your framing dry. Lath is fastened through it to carry the cement, and the barrier is lapped like shingles so any water arriving behind the stucco runs down the outside of it rather than into the wall. Every stucco assembly, traditional three-coat or one-coat, depends on this. The stucco is the wearing surface. The barrier is the water plan.

Once you know that, the pattern behind most serious stucco failures makes sense. The barrier is nearly always intact across the field of the wall, where nothing has disturbed it. It fails where something cut through it or where it was lapped in the wrong direction, and those places are always the same short list: openings, junctions, ledgers, and penetrations. Which is exactly why the field of a stucco wall almost never leaks, while the wall around a window frequently does.

Weep screed is the exit, and the ground is the plug

Water that gets behind stucco has to leave somewhere, and that somewhere is the bottom of the wall. The weep screed is a formed metal edge that terminates the stucco and lets whatever drained down the barrier escape at the base. It only works with clear air beneath it. That gap is not a construction sloppiness to be tidied up with soil or a fresh concrete pour, it is a functioning part of the assembly, and it needs to stay open for the life of the wall.

In practice this is one of the most common failures we hear described along the Wasatch Front, and it is almost always accidental. Landscaping gets refreshed and beds are built up. Mulch is topped off year after year. A patio or walkway gets poured tight to the house. Grade settles toward the foundation. Any of those buries the exit, and the base of the wall starts wicking moisture from the ground instead of draining to it. Crumbling and efflorescence along the bottom course is the visible result.

Flashing does the work everywhere the wall is interrupted

Every place the plane of the wall is broken is a place where the water plan has to be rebuilt by hand. Head flashing above openings sends water out and over rather than behind. Sill detailing catches what gets past the opening and drains it back out. A kickout at a roof-to-wall junction turns concentrated runoff away from the cladding instead of letting it dive behind. A ledger bolted through the wall needs the barrier lapped and flashed so those fasteners are not a funnel.

None of that is visible after the stucco goes on, which is the uncomfortable part. You cannot inspect flashing on a finished house without opening the wall, so the evidence you work with is indirect: where moisture readings run high, where staining appears inside, which storms produce the leak, and where the wet area is relative to the details above it. Good diagnosis is essentially reasoning backward from those clues to the detail that was never right.

Sealant is maintenance, not a water plan

Sealant has a real role in a stucco wall, at joints and terminations designed to move and around penetrations that had to be cut through the finish. What it cannot be is the only thing standing between weather and your framing. Sealant is a maintenance material with a service life, and Utah sun is hard on it, so joints that were tight at construction eventually shrink, harden, and split. A wall that depends on sealant alone has a countdown running on it.

The practical takeaway is to treat sealant inspection as routine and to be suspicious when it is offered as a leak repair. If a contractor proposes to solve interior water damage by re-caulking around your window openings without any moisture testing or investigation of what is behind the wall, ask what evidence points at the sealant. Sometimes it genuinely is the joint. Often it is a flashing detail that failed years ago, and fresh sealant just hides the symptom for a season.

Should I apply a waterproofing sealer to my stucco?

Usually not. Cement stucco is designed to absorb and release water, and a sealer that stops the surface from breathing traps moisture inside the assembly where it cannot dry. Water gets in at details regardless, so the result is a wall that stays wet longer. If your concern is appearance or color, a fog coat or recoat is the operation you actually want, and it does not fight the way the wall works.

If stucco absorbs water, how does my house stay dry?

The weather-resistant barrier behind the lath keeps the framing dry. It is lapped so water running down its face is directed out and away rather than in, and the weep screed at the base gives that water an exit. The stucco is the wearing surface that takes the weather. As long as the barrier is continuous and the flashing at every interruption is right, the wall works exactly as intended even while the stucco itself is damp.

Does that mean cracks do not let water in?

Cracks can pass water, and a wet crack should be taken seriously. But even then the water lands on the barrier behind the stucco and should drain out at the base, which is why an isolated crack in a properly built wall rarely causes interior damage. The cracks that cause real trouble are the ones near a detail that already failed, where water has both a way in and no way out.
